When I first saw the invest with no money link on google I just knew it was another internet scheme. I read the website and everything looked too good to be true. I thought well I will put in my contact information and see what the details are. When I got a call from a sales representative and they explained to me how the program worked, I became less apprehensive, but I still didn't know if it would work or not. I thought well I guess I can get in the queue no obligations right? Well It took about 30 days for me to get to the front of line. I actually forgot I applied. When I got the property package in the mail, the numbers looked GREAT. I quickly signed and faxed back like the instructions told me too. Well a few days passed and I got a phone call telling me that unfortunately the property was taken by a higher bidder. I thought to myself I KNEW IT! This is all a scam. They sent another property about 3 days later and I signed the contract thinking I'm sure I won't get this deal either. Well, the contract was accepted by the seller for less than the listing price! This is when I got really excited and nervous at the same time. I've never bought a house before to live in, let alone a rental property thousands miles away. I am happy to say that I have 3 properties now that I've acquired with the help of Out Estate and they are all cash flowing positive and with no money down. I guess it wasn't too good to be true!

To know that I am serving the community and investing at the same time is really important my wife and I. We are big on donating to United Way and volunteering. I have to say they weren't kidding when they said the wait time for this program is long. If you are looking to buy something tomorrow this is NOT the program for you. If you are willing to wait in the queue for about 2 weeks and then wait for the property to be rehabbed then you will definitely enjoy this program. I have only 1 property so far and I plan to get more in the future. My property was rented at close of escrow, I make $167 cash flow a month. The only money that I had spent on this program was on the notary that came to my office to sign closing docs. This was reimbursed a few days later when I faxed in the receipt.

The only thing I don't like about Out Estate is that they send me too many update emails on what's going on with my property. If you are like me and want to be truly hands off and you just like to know when everything is complete. Be sure to let the transaction coordinators know!
