1) You pull the files of your previous clients who had a 680+ FICO score at the time of their loan.
2) Using one of the marketing pieces or scripts in your Broker Manual, contact these clients and briefly explain the program. Your most recent clients should be the ones contacted first for greatest results.
3) Complete the Basic Application for those who are interested. There is NO Obligation for these clients to participate -- the application is not binding them into the program!
4) Fax the application to Out Estate Investments. A representative will contact you regarding each file.
5) Help your client complete and gather the necessary standard documentation, and forward these files to Out Estate Investments.
Once your client is accepted into the program, they will be placed in the property acquisition queue, and receive a complete prospectus for the next available property. Properties are only available on a first-come, first-served basis. The prospectus includes a certified independent appraisal, estimated repairs (if any), market value (for resale and rental), and estimated closing costs (not paid out of their pocket).
Through special arrangements with several national lenders, Out Estate Investments obtains full financing. The client will own each property without cash down. We handle every step: research, due diligence, appraisal, closing, etc. After closing, your client owns the property, just as if they personally negotiated and bought it, only they Do NOTHING We Do It ALL, And They Keep 100% Of The Profits!
Once your client closes on their first property, you will be paid a referral fee. Best of all, each of your clients may purchase up to 10 homes per year, depending upon their credit and desire. After closing, we continue to manage all the details of the property so they have no worries.
